Peckham is mostly Victorian: long streets of terraced houses around Bellenden, Peckham Rye and towards Nunhead, many of them now split into flats. Around Rye Lane and Peckham High Street there are also post-war estates and newer blocks, so one postcode, SE15, covers very different homes.
In a whole terraced house the projects are the familiar London ones: a side-return extension to widen the kitchen, a dormer loft for another bedroom, and new floors throughout. In a converted flat most decisions start with the lease. Alterations usually need the freeholder’s consent, and many leases ask for acoustic underlay or carpet over hard floors so the flat below is not disturbed. Kitchens, bathrooms and floors are the usual jobs, done inside the flat’s own walls. In newer flats and estate homes the layout is set, so a new kitchen, doors and decoration make the difference.
