Garden Rooms & Summerhouses FAQs

Asked before most jobs like this. Anything else: call or message us.

Typically 1–3 days to assemble a kit and 2–4 weeks to build a garden room from the base up. The size, the base and the access to the garden all affect it, so we confirm the duration after the survey.

Many garden rooms are permitted development, within limits on height, size and position; the height limit is lower close to a boundary, and a building in front of the house needs permission. Sleeping accommodation changes things, and flats, maisonettes, listed buildings and conservation areas are treated differently. Building Regulations can also apply, depending on the floor area, the distance from the boundary and whether anyone will sleep in it. Check with your council or the Planning Portal before you commit.

Yes. That is the assembly-only option in the estimate calculator. A kit is only as good as what it stands on, so we check the base is level and square before the first panel goes up, then build to the manufacturer's instructions. If you do not have a suitable base yet, it can be quoted alongside the assembly.

It depends on the ground, the slope, the access and the size and weight of the building. A concrete slab, ground screws and a timber frame on pads are all options. We look at the site and agree the base with you at the survey.

Power usually means a new circuit from the house, which is notifiable electrical work under Part P of the Building Regulations. It must be installed by a qualified electrician and either self-certified through a registered competent person scheme or notified to building control. We'll tell you at the survey what your job needs, and the walls stay open for the electrician's first fix.
