Loft Conversion FAQs
Asked before most jobs like this. Anything else: call or message us.
It depends on the head height, the pitch and structure of the roof, and where a new stair can land with enough headroom. We measure these at the survey and tell you which types of loft are realistic for your house. Your architect then confirms the design.
Many rooflight, dormer and hip-to-gable conversions on houses can be built under permitted development, within volume and design limits. Mansards usually need planning permission. Flats, maisonettes, listed buildings and conservation areas have different rules, so your architect or the council will confirm what your loft needs.
Among other things: the structure, fire safety and a protected escape route, the new stair, insulation and ventilation. The steels and new floor joists need a structural engineer's calculations. Building control inspects the work in stages and issues a completion certificate at the end.
In a terraced or semi-detached house, you may: new steels often bear into the party wall, which is covered by the Party Wall etc. Act 1996. Notices are served by you as the owner, or by a party wall surveyor on your behalf, before work starts. We'll tell you at the survey what your job involves.
Typically 6–10 weeks on site, depending on the type of loft — confirmed after survey. Most of the structural work can be done from the scaffold, which usually keeps disruption on the floors below low until the stair is opened into the landing. We agree the timing of that stage with you in advance.
