The rules for using this website — what the guide prices on it mean, where its reviews and photos come from, and what we are responsible for.

Who we are

This website (anmefficientsolutions.co.uk) is run by ANM Efficient Solutions Ltd, a company registered in England and Wales, company number 13983887, VAT number 442450125. Our registered office is 207 London Road, Mitcham, London CR4 2JD.

By using the website you accept these terms. They cover the website only: any building work is agreed separately, in writing. How we handle personal data is explained in our privacy notice.

Prices on this website

The estimate sheet works out a guide price from your answers and our price list. Every price on the site is labour only, excludes VAT and is a guide price: it is not a quote and not an offer to carry out work at that price.

Final costs depend on the scope of works and the individual requirements of each project. We give a binding price only in a written quote, after a site survey. Some work, such as carpentry and general building, is priced on request, and the sheet gives no figure for it.

No contract through the website

No contract is formed through this website. Sending a request through the quote panel, or a message on WhatsApp, by phone or by email, does not oblige you or us to go ahead. The reference number shown after you send a request only identifies it: it is not a booking and does not confirm a price.

Reviews, photos and drawings

  • Reviews are quoted word for word from our profile on MyBuilder. Reviewers’ names are shortened, a cut in a long review is marked with ”…”, and the names of our own staff are replaced with a description in square brackets, such as “[the team]”.
  • Photos of our work — on the home page, the service pages and the project pages — are our own photos of jobs carried out by ANM Efficient Solutions: finished rooms and work in progress. They are not stock images.
  • Client photos — photos that clients posted with their reviews — are shown with their source.
  • Drawings on the estimate sheet are diagrams, not to scale (NTS). They show what a guide price is based on; they are not designs or plans for your property.

Changes and accuracy

We take care to keep the website accurate and up to date, but prices, services and other content may change at any time without notice. A guide price you saw earlier does not bind us or you. The website may sometimes be unavailable, for example during maintenance.

The website links to services run by others, such as WhatsApp and MyBuilder. We do not control them and are not responsible for their content; their own terms and privacy policies apply.

Using the content

The text, drawings and logo on this website belong to us; photos belong to us or to the people who took them. You may view, print and share pages for your own use, but please do not copy them for commercial use without permission.

Our responsibility

The information on this website is general and is not professional advice about your property. To the extent the law allows, we are not liable for any loss that comes from relying on it, including on a guide price.

Nothing in these terms limits or excludes any liability that cannot be limited or excluded by law, such as liability for death or personal injury caused by negligence, or for fraud. Your statutory rights are not affected.

Law and courts

These terms are governed by the law of England and Wales, and disputes about them will be dealt with by the courts of England and Wales. If you live in Scotland or Northern Ireland, you may also bring proceedings in your local courts.
